Plain-English report with photos, traffic-light ratings and repair cost guidance.
The RICS Level 2 HomeBuyer Report is the UK's most widely used residential survey and is ideal for conventional properties built after 1930 that appear to be in reasonable condition. This is the survey most first-time buyers in York choose.
Your York Surveyors report covers all accessible and visible parts of the property — roof, walls, floors, windows, drainage and services. Each element is rated on a traffic-light system: Rating 1 (no repair needed), Rating 2 (repair or maintenance needed) and Rating 3 (urgent repair required).
We include thermal imaging and moisture meter readings in every Level 2 survey as standard — not always provided by other York surveyors. Reports also include a reinstatement cost assessment for buildings insurance purposes.
Roof structure, chimney stacks, walls, floors, ceilings and internal decorations assessed and rated.
Moisture meter readings throughout. Thermal imaging to identify hidden damp and cold bridges.
Visual inspection of electrical installation, gas boiler, plumbing and drainage. Specialist tests recommended.
Condition of frames, glazing, seals and mechanisms. Double-glazing unit failure identified.
Optional RICS Red Book market valuation to confirm you're paying a fair price for the property.
Free 30-minute phone consultation with your surveyor to discuss findings and next steps.
The RICS Level 3 Full Building Survey is the most comprehensive inspection available. It is the right choice for properties built before 1930, listed buildings, non-standard construction (stone, cob, timber frame) and any property showing signs of defects or settlement.
York's housing stock — much of it Victorian terraced housing and Georgian townhouses — is particularly well-suited to a Level 3 survey. Our surveyors have inspected hundreds of York's period properties and know exactly what to look for.
Complete inspection of roof structure, timbers, insulation, cold-water tanks and roof void defects.
Detailed repair cost estimates for every defect identified, helping you budget and negotiate.
Full analysis of construction method and materials — essential for older York properties.
80–120 colour photographs and thermal images — every defect documented in detail.
Advice on listed building consent requirements and conservation area restrictions.
Prioritised list of immediate, short-term and long-term recommended actions.
An independent RICS-regulated property valuation from York Surveyors provides a legally recognised, impartial assessment of your property's market value for a wide range of purposes.
Independent RICS Red Book valuation for mortgage lending purposes where lenders require an independent assessment.
HMRC-recognised valuation of residential property for probate and inheritance tax purposes. Sensitive, discreet and delivered promptly.
Independent, impartial valuations for matrimonial proceedings and divorce settlements. Accepted by courts and solicitors.

RICS valuations establishing market value at a specific date for HMRC Capital Gains Tax calculations on property disposal.
Reinstatement Cost Assessments (RCA) ensuring your buildings insurance accurately reflects the true rebuild cost.
Buying a new-build home in York? Don't assume it's perfect just because it's brand new. Our snagging surveys regularly uncover 30–100+ defects in new-build homes that developers are legally obliged to fix before you complete.
We cover all major new-build developments across York including Derwenthorpe, Poppleton Bar, Chapelfields and Persimmon, Taylor Wimpey and Barratt developments across North Yorkshire. Our snagging report gives you a comprehensive defect list with photographs and priority ratings.
York Surveyors provides a full range of commercial property surveying services for investors, landlords and tenants across York and North Yorkshire.
A photographic and written record of a commercial property's condition at a specific date — essential for tenants entering a lease to limit dilapidations liability.
Assessment of disrepair and breach of lease covenant at lease expiry. We prepare schedules and advise on negotiating settlements with landlords or tenants.
Pre-purchase building survey for commercial property acquisitions covering structure, services, environmental risk and development potential.
Party Wall Act notices, awards and agreements for commercial developments. Boundary disputes resolved with expert RICS evidence.
Damp is one of the most common — and most misdiagnosed — defects in York's older housing stock. Many damp-proofing companies have a financial incentive to recommend expensive treatments. Our independent damp surveys give you an impartial diagnosis with no sales agenda whatsoever.
We use FLIR thermal imaging cameras, calibrated Protimeter moisture meters and borescope cameras to identify the true source of every damp problem — whether that's rising damp, penetrating damp, condensation or a plumbing leak.

"Had a damp investigation on our stone cottage in Haxby. Other companies quoted expensive treatments. York Surveyors correctly diagnosed condensation — saving us over £4,000 in unnecessary works."

A Level 2 HomeBuyer Report is a visual inspection of accessible areas, ideal for conventional post-1930 homes. A Level 3 Full Building Survey is more thorough — it investigates the roof void, identifies the construction method, provides detailed defect descriptions and gives repair cost guidance. Level 3 is recommended for all properties built before 1930, listed buildings or any property in poor condition. Read our full comparison guide.
No. A HomeBuyer Report (Level 2) is a standard visual inspection. A "structural survey" is the colloquial term for a Level 3 Full Building Survey — the most thorough inspection available, including a full structural investigation, roof void inspection and repair cost estimates. For any York property over 80 years old, we generally recommend a Level 3 survey.
Ideally, book a snagging survey after the property is fully built but before your legal completion date. This gives the developer time to fix defects before you take ownership. However, if you have already completed, you can still commission a snagging survey and present the defect list under your NHBC Buildmark warranty within the first two years.
Yes. York has a particularly high concentration of Grade I and Grade II listed buildings. Our surveyors are experienced with traditional lime mortar construction, original period features and the restrictions under listed building consent. We always recommend a Level 3 Building Survey for any listed property.
Absolutely. Our repair cost estimates are specifically designed to help clients negotiate price reductions. Clients regularly achieve reductions of £5,000–£20,000 based on York Surveyors reports. Our surveyors are happy to advise on which defects are most significant for negotiation. The cost of your survey is typically recovered many times over.
A Level 3 Full Building Survey typically takes 4–6 hours on-site for a 3–4 bedroom property. We never rush an inspection. Following the site visit, your detailed written report will be delivered within 5–7 working days. We'll call you to discuss findings once the report has been sent.
