Who We Are

York Surveyors — Rooted in Yorkshire Property

York Surveyors was founded in 2009 by James Hartley MRICS after recognising a clear need for a truly independent, client-focused surveying practice in York. Since then, we've grown into a team of five RICS-qualified surveyors, completing over 1,200 surveys across York and all of North Yorkshire.

We are proud members of the Royal Institution of Chartered Surveyors (RICS), the Chartered Institute of Building (CIOB) and the Residential Property Surveyors Association (RPSA). These memberships mean our surveys meet the highest professional standards, and you benefit from full regulatory protection.

What makes us different? We are York people. We live here, we know this city's housing stock — from the Georgian terraces of Bootham to the post-war semis of Rawcliffe — and we bring genuine local expertise to every survey we carry out.

Founding Director & Principal Surveyor

James founded York Surveyors in 2009 after 12 years with a national firm. A York native, James specialises in Level 3 building surveys of historic and period properties. He holds a first-class degree in Building Surveying from Leeds Beckett University and has inspected over 400 properties in York alone.

Rachel joined York Surveyors in 2014 and specialises in HomeBuyer Reports, new-build snagging and RICS Red Book valuations. She is consistently praised by clients for her thoroughness and ability to communicate complex findings clearly. Rachel covers York city centre and the surrounding villages.

Sophie holds a RICS-accredited BSc (Hons) in Surveying from the University of Sheffield and specialises in thermal imaging analysis and energy efficiency assessments. She covers Harrogate, Knaresborough and Wetherby and has a particular interest in sustainable retrofitting of period properties.

Surveyor & Valuer — East Yorkshire

Tom covers East Yorkshire including Pocklington, Market Weighton and Beverley. He holds RICS Registered Valuer status and is our expert on rural property surveys, agricultural smallholdings and equestrian properties. Tom has seven years' experience and an MSc in Rural Estate Management.

CPD Commitment

Every surveyor undertakes a minimum of 20 hours of RICS-approved Continuing Professional Development every year to keep knowledge current.

Yes, always. At York Surveyors, the same qualified surveyor who carries out your on-site inspection also writes your report. We never outsource report-writing. Your surveyor's direct contact number is provided for any follow-up questions.

No. York Surveyors is completely independent and does not accept referral fees from estate agents, mortgage brokers or developers. Our only obligation is to you, the client. This independence is protected by RICS regulations and is fundamental to our professional integrity.

Yes, you are welcome to attend your survey. We recommend joining towards the end of the inspection so your surveyor can give you their full attention. They will walk you through key findings on-site and answer any questions you have.
