This York terrace looked perfectly fine on a viewing — but our Level 3 building survey revealed hidden damp penetration, deteriorating pointing and a failing roof structure. Our client renegotiated £18,000 off the asking price.
York Surveyors use thermal imaging cameras, digital moisture meters and borescope cameras to find defects invisible to the naked eye. A building survey pays for itself many times over.

Read ArticleThe cost of a property survey in York depends on the survey type and the property's size and value. As a guide, a Level 2 HomeBuyer Report typically starts from £350–£500 for a standard 2-bedroom house. A Level 3 Full Building Survey starts from £500–£800. Yes. A mortgage valuation is carried out for the lender's benefit, not yours. It simply confirms the property is adequate security for the loan. It does not inspect for structural defects, damp, subsidence or any of the issues that could cost you thousands of pounds after purchase. An independent RICS survey from York Surveyors is always recommended for any property purchase.
The on-site inspection typically takes 2–4 hours for a Level 2 HomeBuyer Report and 4–6 hours for a Level 3 Full Building Survey, depending on property size and condition. After inspection, your written report will be emailed to you within 3–5 working days for a Level 2 survey and 5–7 working days for a Level 3 survey.

Absolutely. A building survey regularly uncovers defects that justify a renegotiation of the asking price. Our clients frequently use survey findings to negotiate reductions ranging from a few thousand pounds for minor issues up to £20,000 or more for significant structural or damp problems. Our surveyors are happy to provide verbal guidance on how to use your report findings in price negotiations.
Yes. York has a significant number of Grade I and Grade II listed buildings, and our surveyors have extensive experience surveying historic properties. We carry out Level 3 building surveys on listed properties, providing detailed reports on traditional lime-mortar construction, original features, permitted works and any concerns regarding compliance with listed building consent.
